The demand for manufactured housing has been steadily increasing, driven by factors such as affordability, quality, and the desire for community living.1 Inland has been at the forefront of meeting this demand, with 28 manufactured housing communities acquired since 2019.
To help these communities reach their full potential, Inland has implemented several value-add initiatives including converting private community utilities to public; improving community amenities and aesthetics; and offering the option for year-round homes.
Inland is continuously seeking to expand its footprint in the manufactured housing sector, offering affordable manufactured homes in high-quality communities across the United States.
Meeting the Housing Supply Challenge?
Currently just over 21 million Americans live in manufactured homes, and manufactured homes represent around one out of every ten new homes constructed in the U.S each year.2
Rod Curtis, President of Inland Venture Partners, Inland’s private equity real estate arm, highlights the urgency: "There isn’t enough housing supply to meet the demand of those who want to buy. The pandemic, inflation, and rising interest rates have all contributed to the shortage."
Inland is addressing this challenge by investing heavily in manufactured housing communities with plans to add 39 new manufactured homes to select communities by year-end 2024, ensuring more families can find quality, affordable housing. These homes are expected to be ready for occupancy in early 2025 and will be available in markets across Florida, as well as Casa Grande, Arizona.
A Community Feel
Earlier this year, Inland added 19 new manufactured homes to select communities, with 73 percent already purchased or rented, underscoring the high demand and effectiveness of Inland’s strategy. In addition, Inland is committed to enhancing its communities for residents, focusing on amenities, security, functionality, and aesthetic appeal. Residents can enjoy professional landscaping, new signage, swimming pools, barbecue areas, bocce ball courts, clubhouses, dog parks, shuffleboard, and upgraded laundry facilities. These amenities not only enhance the quality of life but also create a strong sense of community.
Opportunities for Expansion and Transformation
"There is a great opportunity to expand existing manufactured home communities with empty underutilized lots or temporary RV lots into beautiful new permanent housing in ideally located communities at affordable prices," continued Mr. Curtis. “This vision drives our ongoing efforts to transform available spaces into vibrant, thriving communities that offer affordable housing without compromising on quality or amenities.”
